EDIT: I think instead of a 7x7 grid an 8x8 grid would have given more options to be at least solvable in many ways, at the moment it seems who ever goes 2nd will win.
You basically need to destroy the entire board as fast as possible. You'll have her pinned on your fifth move, or not at all.
Thankfully, she plays the same way, so she doesn't strategically hold back on her fourth turn, so as long as you're playing to make as many squares unusable as possible, you'll get the upper hand eventually.
The best first move is the center tile.
