Lady Jannath's Estate is buggy beyond poltergeists.
This little house is unpleasant to begin with, but what has me taking to the forums are the super spam skulls. You have to do this area in turned based mode or die to the thrown furniture and stacks of phantasmal force. This is not a good time when turned based mode deactivates after eliminating a hidden threat in the manor, of which there are many, and the cumulative casts from the cursed skulls are released all at once. I took about 100 thunder waves in a few seconds when I decided it would be easier to fly to the top of the manor through a window rather than suffer the stairs. My body was expelled from the attic, through the house in a ragdoll rampage, and out the front door. I did not chuckle... I should have. I just feel annoyed. The combat log is one long scroll of "took thunder damage".

- In my best attempt to point form my steps... Tactician mode.
Full party starts from Lady Jannaths bedroom. We kill 2 phantoms hiding in the candle stands, entering and exiting turn base mode with each kill as my main character makes their way across the hall directly to the window. In real time I hit O and fly out the window to the top balcony. The 3 other party members remain at the window. From the balcony I enter turn based mode, walk past 1 skull into the portrait room in the attic. I suddenly take 100 thunder waves to the player character, sigh deeply, and frown.

There's ghosts in her estate? That's new to me, I wonder if I needed to trigger it ahead of time. Cause when I spoke with her nothing happened so I kind of just looted her whole mansion.

That said, sounds like a rough fight. Certain fights just feel impossible to do without extra npc help like hirelings or summons
Yeah it's a very stupid fight, walked into it thinking I could cut through the house as a shortcut, took me TWO HOURS on Balanced difficulty because I didn't know what to do, wasn't prepared (hadn't long rested), Shadowheart using Blood of Lathander pretty much solo'ed the whole thing as she was the only one who could make the spirits no longer invisible. I thought okay I'll save time and kill the possessed guy thinking he was the main cause, nope, I look to the internet...lo and behold, there is a painting, all. the. way. at. the. fkn. top with all the bullcrap along the way. Worst quest/encounter in ANY game I've ever played.

Can use Remove Curse on the skulls. Although it is touch, so you need to let someone eat a knockback and then rush in and cast before the next knockback recharges.

Volo's see invis eyeball is helpful to spot the invis spirits, although they can resist being seen.

Course get to the top and find you need an item from elsewhere to finish the place (so I always just go get the item first).

The only problem I have is the reward. After dealing with all that, and you get a picture that only sells for a few gold. Heck, can not even see yourself in the picture. Glad I looted the whole place for my troubles.

I understood later than maybe you could knock him out, i flew the scene and the game told me he died once i left combat...
The main issue is many people have Volo's eye or use detection of invisibility constantly.
So when you're are going into the house you're starting the whole fight and have to discuss within combat.
It's probly the worst quest design of the entire game.
And you've no idea how to deal with it. I discovered way later the object on the mummy. The guy was long dead but thanks.
