Act 3 lag?

I've played Act 1 and 2 on Ultra settings and had no problems whatsoever. But in Act 3 I get this almost constant lag, even after I reduced my settings to Medium.
I kept the Task Manager open to see what's going on. My CPU is ~50% most of the time. My GPU is at less than 80%, My RAM is at 19/32 GB (VRAM also wasn't full), so I'm lost as to what's causing it. I don't see anything reach 100% when the lag is happening.
The game is saved on my SSD, so it's not a HDD problem either.

I don't know... I have the exact same numbers on acts 1 and 2, but don' have lag there. I watched CPU spike to 76% for a moment, but didn't feel anything in the game.
I actually checked again and the GPU is at ~30% in both Act 1 and Act 3. However, now when I checked it, I was using Ultra settins in Act 3 and didn't have lag.
Perhaps it has something to do with garbage collection... Although it should affect the RAM and not anything else.

EDIT: It may also be the DirectX, as I tested with Vulcan now, while I had the lag with DirectX

i would wait until they get done releasing hotfixes before i do too much troubleshooting, i am not at act 3 but i imagine it was the least play tested so far

i got the same freaking problem all the game have delay but i got still good fps so idk what is causing it i am still at 80 fps steady and still having delays its like the game engine is at his breaking point

Try using D11 instead of Vulkan.

I had (small) delays even in act 1. Now i am in act 3 and the delays are horrible.

Actually the problem fixed itself when I started using Vulkan instead of D11
