I usually do it during a fight. They are all bonus actions so an unused bonus action is often on the table.
Surprise is key. It often makes a tough fight trivial. A good example is the meenlock fight. A cleric casting Calm Emotions and taking them by surprise makes that fight much easier..
You can switch to a different character during a conversation. So when you know this is the last line of dialogue, you can swap to someone else, start the buffing train, swap back, finish the chat. There are very few conversations that do not allow for this.
