Free the Artist Bugged (Spoilers)
So in act 1 I freed Oskar and ended up getting into a fight with the Zhentarim and killed them all, he escaped though and my quest updated to meet him in Baldur's Gate. Then I accepted the surgery from Volo so that I have permanent "see invisibility". Fast forward to act 3, I find and kill Mystic Carrion for another quest before I ever found the Janneth Estate, although I did loot the Torch of Revocation from his corpse.

When I got to the mansion, it started combat with the poltergiests due to my permanent "see invisibility". After a hard fought battle, I made my way to the top of the mansion, found the cursed painting, and destroyed it with the Torch of Revocation. This then ends the combat with the remaining skulls and spawns in the Spirit of Kerri Evenfield.

The problem is that i can't talk to the Spirit of Kerri Evenfield amd she is stuck in one spot. I've tried killing all of the poltergiests and I've tried running to the end without hitting any of them. I've also tried both of those methods with and without talking to Lady Janneth first. Unfortunetly, due to my permanent "see invisibility", I think combat is unavoidable.

I think this happens when you destroy the painting when still in combat. Happened to me too. I had to reload an old save. Then I ungrouped and standing outside I had one of my characters use a flying potion and invisibility potion. I had him alone fly up to the balcony on the upper floor near the atelier and managed to finish the quest correctly avoiding any combat.

This Quest seems still bugged after the patch. But avoiding combat, as is stated above, helped me finish the quest.
