I found fireball might help but you will be long resting a lot before you get them all.
afterwards you can smack the door open, use the torch, and the quest should trigger normally.
It really sucks when you start on the bottom floor, make your way up, and the ghost glitches out anyway. So getting on the roof stealth is the best option to both avoid damage and avoid bugs.
you can also remove curse, though this could be tricky
best way is to take your wizard and cast fire bolt, sooner or later it will crit for 60+ and its over.
Unfortunately getting upstairs doesn't really help unless you have a special item that you get from another special house from a special guy.
I had no fire users in my party and nobody could remove curses.
It was a hard pass late in the game.
Disintegrate works too!
