Extreme Unplayable Lag!
So I am going to start this with the following:

I have a major gaming PC that can handle nearly every game on highest settings.

I have 12 cores and 20 GB of RAM with a GTX 970 Graphics Card.

I have brought down all the settings, tried in window mode, turned off Frame Skip, Rinse and Repeated.

Asside from all these I am getting insane lag when it comes to multiplayer. Now most people would associate this to mean that I am getting a low frame rate, but my frame rate is at a constant 60fps. The problem I am having seems to be some kind of Refresh Rate Lag or something like that. Before you say it's my internet, I can play all other games without lag including ARK witch is currently nutorious for it's glitches and laggy gaming experience.

So I am playing the game with 2, sometimes 3 other people. But when I play it I have a weird experience. Every so often the other players will not move on my screen. The enemies that "are there acording to my friends" are not there on my screen. From my friends perspective they say that the enemies pass right through me and don't even hurt me even though I'm right there. In fact the enemies seem to ignore me for multiple seconds or even 2 full minutes during my sever lag spike. Suddenly the game will catch up with me and all enemies in my facinity will EXPLODE! Money will appear everywhere.

Also if I am having a lag spike I can't pick up items or open chests. On my friends screen the items that I can't pick up are flying around and following me. They are also unable to pick them up. But once the lag spike ends and it catches up all the items get BLASTED into my inventory all at once!

I've tried turning off my Firewall and Antivirus, neither made a difference. I did some port forwarding for port 7777 which didn't change anything either. The host has AMAZING internet, my friend can download a 10GB game in only a few minutes so I know that's not the problem. We have him host all of our games for this exact reason.

Any ideas on how to fix this would be highly appreciated.

Sounds like this is an Internet speed issue, not a computer specs issue. I know you said not to say that initially, but I can't see any other issue. Other than asking what your friend is hosting the server off of. So add that as a question four hahaha.

1. Do you experience this in single player? (I assume no.)

2. What is your average Internet speed? (You can go to speedtest.net to run a quick test and check.)

3. Have you been playing this game for a while? In other words, is this a persisting issue prior to 1.3?

My internet speed is: 1,000 Mbps AKA 1 Gig

I never had this issue before version 1.3

internet speeds are measured in bits not bytes so 1000mbs is actually 125 megaBYTES per second. Where are you from because 1000 mbps is really quick.

If your rig is what you say it is then the only things it could be is your drivers are out of date, Your drives are screwed from constant reading and writing and fragmented beyond belief or you have a virus.

All of my drivers are up to date. I have Century Link Internet

This is the internet deal I have, It's their newest Internest deal that came out a few months ago:

We have speeds up to 1 Gig
It's more than just speed. It's new possibilities.
CenturyLink is launching speeds up to 1 Gig (1,000 Mbps) so you can power all of your devices at once, download HD movies in seconds and do more than you ever thought possible. One Gig Broadband – Up to 1 Gbps residential speed is available in select areas only.

It's on the Century Links main page if you want to look.

P.S. I've seen dozens of other threads with people having the same problem so I know i'm not the only one. So far from what I've seen everything points to the 1.3 version.
