Real Estate Guide/Princess... Bugged???

Hey, I have 100/104 achievements currently and I'm minutes away from three of the achievements I'm missing, but Real Estate Agent is a real trouble right now. I'm fairly certain I have all the required town NPC's... except for the princess. I read on the wiki that she spawns when you have every other town NPC, and I'v beaten every boss already (except the empress of light, I'll beat her in a few minutes), not to mention I have space for her, so I don't know why she isn't here yet.

Is the princess required for the achievement?

If so: Why hasn't she spawned yet?

If not: Why hasn't the real estate agent achievement triggered yet?

Yes, you do need the princess NPC for Real Estate Agent. She shows after all other NPCs appear (except for traveling merchant and bone merchant).
There are a total of 26 NPCs (25 omitting the princess NPC).

P.S. Santa Claus also exists but isn't necessary for the princess NPC to move in.

spacewhale0905 I really appreciate that you took the time to type all that out but I did check my NPC roster multiple times to make sure I had everyone else, I might not have all of them at the same time right now since I'v been fighting so many bosses, but I do have all of them.

Injected11 Yes, I have now beaten every boss in the game, queen slime included.
