Screen Tearing!
So I had this exact problem in Mafia III as well, constant screen tearing. I have a gsync monitor with gsync enabled and it still happens. Literally every other game I play I have no issues with screen tearing except for these two. Anyone else having the issue??

Same, I also have stutters. I heard it's when you play in fullscreen this happens, so if you have a monitor that's the same resolution that can run the game then you're good but if you're like me using a RTX 2060 Super on a 4K monitor I can only play in fullscreen otherwise it's the corner of my monitor.

I had the same problem (gsync monitor) i am running the game in borderless windowed mode. That solved my tears including locking at 60hz.

Just weird that we have to do these initial steps to get rid of screen tearing in a 2020 game.

I guess it has become typical with new releases that they still put it out in a unfinished state, even if only talking about graphic optimization, hz rate etc. On the bright side the PC gaming community is very resourceful and capable to find good solutions for most problems.

I don't have any screen tearing on my 144hz monitor with vsync enabled, but I guess I'm the minority.

You can use riva tuner statistics to unlock your monitor refresh rate with g sync. Set in your nvidia cntrol panel this settings.

- Energy safe mode=maximum performance
- Prefered Refreshrate=Highest available
-Threaded Optimization=On
-Multi Frame Sampled AA=On
-VSync=On or fast
-low latency mode=off
-Sharpening off

if you use nvidia inpector, you can use the maximum prerendered frames=1

Set in the windows task manager teh gaming priority to high or realtime

Set with the tool riva tuner statistics your maximum frames to the hz of your refreshrate
For me 144 Hz

With a small decrease of image quality, you can set the texture filtering quality to performance.
I´m not using it, but it works.

Ofc you dont have screen tearing because you have vsync enabled..do you even know how these things work?

Going into the menu and switching to window mode and disabling borders actually fixed it for me. Before that I had stutters (especially when looking around) and screen tearing as well, despide gsync. Luckily borderless worked for me, but I've seen other people having issues with that as well. Also the game does not really remember borderless, so I have to enable/disable borders every time I restart the game.

When you use windowed or borderless, the game uses windows vsync.

I have issues with borderless fullscreen. For me fullscreen is working better. I have this issue in so many games with G-sync. Borderless works better for me without G-sync.

I have the first gen of G-Sync displays: Asus PG278Q. G-Sync was a lot better as nvidia has not supported free sync monitors. Maybe this is a problem for older displays.

I have a problem with Vsync. I don´t know if that has something to do with the newer nvidia driver or the win 10 update since 1909 and now 2004 . I have vertical tearing not horizontal in some games and mafia too. Only in DX 12 Games and newer Games.

There is an option in the nvida controll panel -> Set up G-SYNC

There you can "enable G-SYNC, G-SYNC Compatible and then enable for windowed and full screen mode. Have you enabled it for both, windowed and full screen?

Also I usually turn VSYNC off, unless I plan to record or stream something

With games like this it should not even need all this work around .... i find it weird how other games work fine and mafia 2 was a masterpiece and mafia 3 was full of bugs and things and now its the same thing.
