How is prestige calculated?
I know it's different items in different rooms, but in a single item category how is it counted? Does price or style matter more? Is color and size important consideration? Does item sets give a bonus? I can't figure out how to calculate this.

Well, item category really doesn't have anything to do with it. It's more about the price of the item as the higher the price the more prestige you can get from it, but it's not 1-to-1 exactly. The size of the room matters more as prestige scores are more tied with this than anything. Example if you have a big room and a small room and you place the same item in both rooms, they may have different prestige values due to the size of the room. Colors don't change the value in any way and items sets do not give a bonus, but that's a cool idea!

Apartment prestige is based off of many things like the year the building has, the facilities around it, your room scores, etc. Which means just because your rooms are 100+ prestige scores this can lowered by the other played in factors

IS it also possible to find out what will change your prestige from a C to a B, for example? Or is it just; put in more expensive stuff.

If you hold "alt" and then click the room floor/room name on the floor it should open up a room context UI panel that will kind of indicate what you can use, but all items in the game have prestige values, some more than others and will add to the score even if it's not visibly shown. Example: one item may be added but your score doesn't go up. This can be because it adds value, but it's not enough to change the score and you may need to add more items in addition to that to see a change in score.

It's about price as far as I know. So you either have the choice of putting in items with a high value or put lots of things in with a lower value. The higher you go the more value you need and it's harder at first because you don't have lots of stuff but the more you unlock the easier it gets, at least for me.

I have noticed that it's not really a choice. Speaking purely of prestige, you are correct. However, putting many items of lower value make it much more likely that prospective tenants will not like your building.

The prospective tenants walk around to (seemingly) random items and assess them. If the items they walk to are expensive, they will like your apartment (seems that three "heart eyes" without anything else makes them go to "exceptional"). However, if they happen to see something cheap, it will lower their assessment, and thus how much they are willing to pay.

So, it's not just about overall prestige, but the "prestige" (price) of each item they may happen to look at.

You're right, when it comes to open houses it's not just about the overall prestige but also the individual ratings of people viewing the place (those also include archetype preferences, individual tag preferences, and more).

But with prestige itself, it's just the items and room sizes. So people don't get the confused with each other and the change of topic a bit :luv:

So with room size does it favor big rooms more or small rooms more?
