b) the smileys are important and it's annoying they don't show up in your home.

d) nope, you just gotta learn and then plan in your brain. one idea is to place floors first (you get full refunds) then furniture you wish, then place walls and adjust the furniture to them
e) agreed. this is silly
f) don't think you're doing a good job with the remodeling then. if you can't make it look nice, just refuse. easier. their happiness is crazy hard to influence, but if you were to spam a GOOD gift at them, it might work. research the heck out of them.
g) you gotta shoo them away quickly. not fitting age/job/history requirements? OUT. consider the place "appaling" on first sight? OUT. don't burn money checking their histories unless they're required AND the prospect considers the place nice. just shoo people QUICKLY
h) there are 3 important views: Houses list, Finances tab, Tenant list. One of them has it.
i) run these ONLY if they are demanded or you want to decide between 2 tenants. you can get nicked for "not enough tenancies" even if it isn't clearly listed :(
j) length doesn't impact price. there is no fair price, you're there to make profit. try doubling your fixed expenses.
k) not a bug, there is a limited numner of them and I think they repeat so you can experiment and have fun with them without needing to restart the game to access them again.
l) report it with a screenshot in-game just in case. can you even FIT enough rooms in the place as it is now?
1. There's no way to actually tell unless you sample it with V to clone it and then it'll come up in your search for furniture, but this only works if you're able to buy the item and have it unlocked.
2. The smiles are only in jobs as of right now and haven't been implemented into our own places yet.
3. Prestige scores are only for your own apartment and they determine how much a tenant is willing to pay you for rent as they tie into the apartment rating and you're able to use any items to make this happen as long as you don't use more than 5-6 of one item in a single room as this causes a penalty and you lose points and such and decor score is for jobs only and it's more so what the clients want
4. Sadly there's no way to preset walls without actually building/demolishing them, but I can note this down as a suggestion for the developers! Sadly there's also no way to sell doors but it has been suggested a bit!
5. As for the placement warning they're editing them so they don't show up anymore allowing us to do any designs we want and the game will just calculate if you get the bonus from it or not based off your design.
6. You can do the requests on top giving them gifts but make sure it is gifts they like and that you're not overly spamming gifts as they have decrease value each time you do it. Also their traits play into their happiness so if they're a loner make sure they're alone and social animals make sure they have roommates. Also this could be because of how they view your apartment when you negotiate with them. If they're exceptional about the apartment they'll be happier there, good they can be happier more easily but can be neutral still at times, and anything below good they'll stay neutral and it'll be harder to make them happy.
7. There's no specific time for the game, only days. The open house jobs have been extended in the Suburbs portion of the game, but if you're playing in the slums let me know so I can note if this should be changed in the slums as well for the devs.
8. You can find the lease remaining time in the tenants overview panel in the top right UI when in the game.
9. For open house jobs unless asked for xyz tenancy and no background checks there's no need to run them, but for your own open houses this actually helps to do so you know who to avoid. The more they have on their background checks the less they're willing to pay more and the more tenancy records the more they're willing to pay more
10. Prices that you get based on the tenants but it's really a feel of the game thing that you have to just mess around to see what your highest and lowest for the properties have been to know what you can get out of it. A good tip is to go about 80% up the bar when negotiating and work your way down by inching a couple hundred dollars. Just note tenants can max out so something you can do is negotiate for a 30 day lease and then renegotiate with them and repeat this till they're maxed out and see if you're willing to settle for that price and then sign them for a higher lease at lease length don't matter with the pricing.
11. Since the game is still in development there's only a set number right now that you can do and they have a list that they cycle through so they're just repeats, but I'm sure more will get added as they update the game more!
12. For renovating for clients do you know what address this was for? If not can you check the reviews as the whole tab should be grayed out if the job doesn't want you to do anything with it.
