Tenant archetype help
Hi there,

Just wondering if anyone has figured out exactly what decor, kitchen, bathroom, bedroom stuff, etc to place in an apartment for each of the different tenant archetypes (influencer, alcoholic, athlete, gamer). I tried making apartments according to each, for example, for gamers, I just put all the gaming stuff, laptops, tvs, consoles and pixel pictures as decor.. but they still seem unhappy or neutral, even though I attend to their needs on time and never chase up for rent.

Will there be a detailed game tips/ tricks guide coming out? Thanks!

They're a bunch of whiny little ♥♥♥♥♥♥♥ who can never be satisfied. They have been designed to offer less and less each negotiation so just biff them out instead and get new tenants in.

The tenants will always try to negotiate, but you can try offering them a higher rent if they are happy with you as their landlord.

They are NEVER happy no matter what you do, as their happiness relies only on disasters. They don't care at all about all the nice things we put in their house for them to use.

Thanks so much guys.. I noticed that I get the most from Athletes and Alcoholics! If I rent an apartment for athletes, I place the workout equipment, motivational posters and plants around and in their bedrooms if there is room, they seem to be happy tenants. For Alcoholics I make sure to place wine racks in their bedrooms (if I am renting to more than one tenant) as well as making sure there's a fridge, microwave, tv, couch and dvds in the apartment. So far these two archetypes have been happy.. The Gamers and Influencers are a little difficult to please..

I agree with you 100%. Nothing is more annoying when you're on a time crunch on an elite payoff home makeover when the flippin' tenant phones you to say "goodbye" because you're too busy to pay attention to the lease renewal thing.

To keep hem happy, waive their debts, upgrade internet if they ask, pay for them to paint the room, respond fast to any requests, and do not send in Uncle for repairs but send in a pro. When something breaks they do become grumpy, but responding quickly and sending a pro helps boost that.

Nope they still end up unhappy and offering you crap money for a lease renewal.

Always best to just turf them and get new tenants. Only reason to even care about a tenant's happiness is for that one quest. Then never again!

Exactly this. Their happiness shouldn't just drop over time. It should only change relative to what happens over the course of their lease. The way the mechanic works in the game is you literally need to forgive their debt every chance you get, essentially allowing them to live there for free, and respond to their every demand. And even that doesn't make them 100% happy! lol

Also, if you're going for the 80% happiness (which thankfully I've already done), just hope you don't get a text about their date... since the outcome is completely random and could make them unhappy.

So yeah, best way to keep higher rent is to find new tenants as soon as they start low balling you.

Agree. Shouldn't have to rely on disasters for a quick boost in everyone's happiness. And yeah, I've been in a position where I was busy renovating places and missed out on renegotiations.
