This is what I do:
Buy the most expensive versions of furniture: tenants seem to care alot about decor. Make sure for bedrooms you're renting out, you put things that gamers or athletes like or both in it as well. (I noticed nobody really cares of the easel, so it's kinda useless to put out anything that isn't a specific personality type)
and always fix everything and let tenants be noisy if building manager texts you.
Idk if the furniture thing is what helps them be happy but it might be worth a try
I put the most expensive desk + the gamer pc in every bedroom and the most expensive dumbbells and tv on every wall in each *bedroom* (if renting rooms separately) as well.
Also I noticed if you give them enough time to think the room or place is exceptional it helps too (especially money wise lol)
