Agree with your point though. When a bunk bed is required for a renovation (and provided by the client) it's useful. Otherwise, unlocking it (which I did) is not very useful as there is currently no need for a bunk bed.
Would a family with kids really want that? I think families would like to sign an "indefinite" deal where you only alter it when someone initiates its alteration. So you sign it and it stands until either party decides to cancel it.
I'd like to see that kind of deal option at some point in the game, maybe after you competely buy out a district?
I'd like various tenant groups very much. Young couples, BFFs, single parents... I hope to see them in the future. Entire family units too, but those would seem unrealistic if they just wanted to move somewhere for a month.
