In-home streaming without displaying on host SOLVED!!!
Yes, I did it :). No Virtual Machines, no Xen or other hypervisors, no setting low-level graphic card passthrough hardwork and no performance losses! Works perfectly. And this is simple.
Right now, while I'm writing this text on my PC, my wife can play Assassin's Creed 4 Black Flag with the hiest graphics level on her laptop with GF 240M adapter, while the game is executing on my machine with dual GTX 660.:)

This is what everyone was expecting from Valve to beleive in-home streaming as a live useful tech, suitable to start using it, and this is what you guys CAN now propose to your customers.I'm no greedy, so catch it :):

The soft is Aster V7 homepage http://ibik.ru

I don't know how exactly does it do what it does, but I can tell you what is it. This program "allows several users to work with one computer independently as if each of them had their own PC. ASTER is a shared computer access software solution and does not use thin clients and terminal stations, i.e."
Other words if you have one computer and two monitors, using this soft you can dinamically divide it's resources to execute two environments at the same time. It just takes as much as it needs to the process (game).
You just create another account on your OS (Windows 7 x64 Ultimate in my case), adjusting this soft and as a result - both accounts are active at the same time each with its own mouse, keyboard and display working independently. And this is all what we needed for. The one nuance at this moment - it's highly desirable to use multiple video cards in the system - one to each account. You can use just one for both, or even SLI from two cards but some issues with mouse are possible.

Detailed manual how to let it work (learn russian :)):
http://other-games.ru/blog/aster_dve_igry_na_odnom_kompjutere/2013-01-11-3

In short:
1. Be sure you have another monitor for the second account or another socket in your current monitor (I did the last thing), second mouse and keyboard. Connect it.
2. Create second account on your OS.
3. Disable SLI in Nvidia control panel.
4. Install Aster V7.
5. Configure Aster V7. Assign to each account his video adapter, mouse and kb, sound card.
6. Click on Apply and then - "enable and reboot".

Important! There may be troubles with some programs which will autostart on both accounts (ASUS AI Suite II in my case) so you'll need to disable unnecessary ones on a second account. Be sure to set in autolaunch your steam client and - this is all. Enjoy.)

This is exactly what I was looking for. It's a year old post but still the most relevant post on this matter. I don't want to destroy my PC experience with ESXi or any other crazy VM installation just to be able to use my PC remotely. I have ordered a new PC and am still waiting for it to arrive, but this write up was so good I didn't delay and I have bought the software. I looked at another company SoftXpand but they didn't support windows 8 and they make you buy the software again if you change your GPU or your computer. Plus Aster say they will give free upgrades when their windows 10 version comes out. It's a win win for me. I am slightly annoyed that they don't have a windows 10 version out because I was eager to jump on that bandwagon but they say it will be out 3-4 months after windows 10 is out so I am happy to wait if it means I can use my PC to its full potential. It also doesn't support SLI but who cares if you have to disable it for streaming. It's only two clicks of a mouse. Thanks agmy - you are a star!

Update, tried ASTER, works perfectly. It effectively splits your PC into two machines. Took no time to setup and get running and streaming works perfectly on my second profile whilst the primary profile remains unaffected. Had some fun with the sound coming out of both profiles but was quick to figure out why and resolve. Doesn't work in windows 10 yet but they promise a free upgrade when it does.

They upgraded the software to include windows 10, worked fine.

I recommend you make a guide on Steam for this, so more people can find this ingenious solution of yours.

The software is great but the 2nd pc has to use sandboxie for Steam (and other software) because it either doesn't start or closes the other users opened one. Sandboxie is working quite nicely but there are some issues with it. The biggest one is that the Battle eye service gives an error while trying to start PUBG. If there's a way to use Steam without sandboxie or fix this issue I would be very eager to hear a solution for this. I've tried a few things from forum posts discussing this issue but they didn't do anything and the error still remains.
