aim at the shop owner and wait until he's entering the blue marker (works also on shops you're owning)

Keep aim on clerk until minisequence ends, and alarm sounds if successful stat tracker will briefly pop up. Its possible to loose target aim and thus not get a success while still going through the squence and setting off the alarms.

Immediately purchasing from owned shop after setting alarms off will reduce heat but not reset the alarm.

Edit: same principle for mugging any npc.
