Fixing the texture problem
If you have already installed the necessary contents and are still having problems read this.
Counter-Strike: Source is required. Conflicts with other workshop packs may be causing the texture problems, recommended deactivating them or using gmod in virgin mode.

Have CSS installed, disabled all other addons, still having texture problems with palm trees, balconies, and some doors.

I found out that having atmos enabled causes problems.

I'm talking about the atmos that adds a day/night cycle and weather. If you have it installed atmos has a option to switch off the day night cycle part. That causes the reflection glitch

In the sewers there are some pipes that have the checkered pink black error texture.
pos -349 -1660 -491 and pos -411 -3965 -395.
In single player without any other addons and with the 2 content packs.
Not that you should do a compile just for these pipes :D but if you ever update.
Great map!

ps. I have atmos (https://steamcommunity.com/sharedfiles/filedetails/?l=swedish&id=185609021) and it's no problem.
