A pleasant island home: Freshwater Perch

Welcome to Freshwater Perch! Your very own private island home.
A medium-sized dwelling on the water, Freshwater Perch offers just about every amenity you could want.

- Comfortable size, 2 bedrooms, open concept main floor.
- Smithing equipment including a full forge.
- Alchemy and enchanting workshop in the master bedroom.
- Private access from a major road.
- Located in the scenic Rift, a short journey from Ivarstead. (Visible on map.)
- It's already yours! No key needed.

The Bad News:
- Located in the Rift. Hope you light fighting off vermin... bandits... dragons... vampires... Hell, everything's gonna come after you. This is not a safe neighborhood.
- Shady neighbors. I don't know what they're doing but they keep giving passers-by the serious stinkeye.

- All native parts, no DLC or other files needed.
- Fully Navmesh'd and keyworded as a player home.
- Lots of storage, custom made containers and decor.
- Plenty of bookshelves for compulsive book hoarders.

Known Issues:
- Weapon Racks might be wonky. This is Skyrim's glitch, not the mod's.
- Things that aren't supposed to move might move, and then return to their original position later... IDK why. If you know why, tell me and I'll fix it.
- Stairs. What even?

Pretty nice so far. I've only spent an "afternoon" there but it seems like a chill pad. I could see setting up the BBQ and having a few friends over. The entrance walk over the lake is super-scenic. The architecture is a well proportioned contemporary Nord style with a roofline perfectly framed by the mountain behind. It works well with its environment and has the latest Nord energy-efficient plaster insulation and central heating. Not bad.

RedSonja - Only houses that use Hearthfire will be able to allow adoptions. The information that tells the game to move children into a house only exists in Hearthfire. So, as I have not used any expansions in this mod, it will not be useful to you.

Vassili - I will need to install a coc marker. Next update.

I am looking for hearthfire friendly houses that allow for the multiple adoption mod. I have 4 children

Yeah, weapon racks are glitchy... I can try to adjust them, but I haven't found any good answers as to how to really get around their problems.

As for childs' bedrooms, those are a Hearthfire feature, which I could only employ if I made this mod require Hearthfire. I've seen a mod that lets you move a spouse to a custom home, and this will work fine with that, but I don't know if there's such a thing for children.

I also just noticed that the weapon racks on the first floor are unusuable.

My only feedback would be to add a child's bedroom, so it can be used with mods that let you move your family to custom homes.
