The issue is the lack of control you have over the zoning, which is a pain in the butt, needing to use the path tool to change and manipulate them.
This does need a mod for sure.
1) Place the road(s) that you do want to have zoning. Zone something and wait for building to start (they don’t need to finish, just starting construction is enough)
2) Place the road you don’t want to have zoning. When two roads have overlapping zoning, a road that already has active buildings will keep its zoning intact. You can even rezone the road that has the zoning and it will retain its priority (not sure if you can dezone, have not tried).
We really need some functionality which were brought by mods like "Zoning Adjuster" to C: S1.
Also the big holes in zones on curves are frustrating me too.
