Neutral Hjerim

After Blood on the Ice, Hjerim is purchasable, regardless of Civil War involvement or lack therof.


I have a bit of a problem. I like saving the main quest for last, and I don't much like the Civil War quest line in general. This would leave me with a grand total of ten seconds to use this house. And hey, I solved a serial killing for Windhelm, and the house is empty. You'd think they'd be a little grateful! So... I decided to fix my problem.

You can now buy Hjerim without having taken a side in the war at all. The only requirement is completing the quest Blood on the Ice. It does not matter who you choose as the murderer. Once someone is chosen and you are thanked, the house is buyable. The quest and the house are untouched otherwise.

With 1.03, you can also become Thane of Eastmarch after Blood on the Ice. You still need to do the Favor quests, as usual. It just changes the trigger to offer this to you.


This does not touch Hjerim itself, only the one exact topic to sell the house, so it should be compatible with almost anything. It does not touch the quest Blood on the Ice, I merely used it as a convenient "favor" to unlock the option to purchase the house.


Also available on the Nexus, as that is what I primarily use myself.

For those of you who cannot do the quest Blood on the Ice for whatever reason, there is a test version on the Nexus that changes the trigger from Blood on the Ice to Rise in the East. This works for both becoming Thane of Eastmarch and for buying Hjerim. Hopefully someone will find this helpful. There is also an old version there for those who do not want the Thane changes for the Test or Normal versions.


AceBox for the character save "Thane Skyher" on the Nexus. It's a pretty random credit, but having a save that had not even chosen sides and hadn't even started Blood on the Ice was helpful for testing.
Niire for helping figure out how to implement the Thane change.

1.00 - Release
1.01 - Somehow Blood on the Ice got marked as Modified when it was not. Not a huge problem, just a potential incompatibility. Fixed it.
1.02 - Remade in the updated CS. Hopefully removes the weird, nebulous problems with 1.5.
1.03 - Allows you to become Thane after Blood on the Ice

Works great! I don't like having to help the Stormcloaks win the war to get the house after having already solved the crime. The family who owned it doesn't seem to want it anymore anyway. Too bad I still had to buy it, but that's easily solved by using the console cheat for adding gold. :) I roleplay doing that by saying that the Steward rewarded me the gold needed to buy the house since I finally solved the serial killer mystery.

I discovered a glitch: If you talk to Jorleif and ask to purchase Hjerim when you don't have 12000 gold, instead of getting the "I can't afford it" dialogue option, the "I'll take it" option appears. If you say you'll take it, Jorleif will take all the money you have, but the options for decorating the house won't appear.

Once I reloaded an earlier save and went to Jorleif with enough money, everything worked exactly as it was supposed to. Thanks for this mod! It's nice to not have to commit to the civil war questline to get the best house in the game.

The mod works. :3 But I'm having the slight issue of Ulfric NOT giving me the Thane of Eastmarch mission dialogue, before or after buying Hjerim. Not sure if it's a bug. Ran LOOT and it gave me no conflicts o:

Thank you so much for this. One thing I loathed about Skyrim is that you can't buy ONE house without becoming either Legate or Stormcloak. Dragon Age 2's ending all over again. The Civil War quest is bugged for me (****ing Fort Dunstad) so I said in the end **** it, not worth the trouble. This will suit my neutral character just fine. Thanks so much!

Thank you, this is great, like you I wasn't ready to get into the civil war but wanted the house, lots of things to do first.

@redneck1st After buying the house, it will allow you to purchase a clean up upgrade or something. Ever heard of something called google?

Was curious on something that bugged me and I got the house once before. After you were allowed to purchase the house it still had all the mess from the murder all over the place. So I didn't bother with wasting myh money on the house again.Has that finally been fixed?
