"Game unavailable. Try again later." But game works in Offline Mode [Fixed]
I've just installed L4D2 on a brand new machine (Windows 7 64-bit); fresh install of Windows, Steam and L4D2. I'm receiving the "Game Unavailable" box on launching the game, along with L4D1 and TF2 (and SDK 2006/2007).

I've updated Windows, GPU drivers are up to date, set firewall to allow all L4D2 traffic, deleted clientregistry.blob, verified cache a number of times, reinstalled L4D2 in its entirety and verified the cache again for good measure.
(TL;DR: I've tried all of the fixes)

Oddly, when I launch the game directly from the .exe, it runs fine until the dialogue box telling me Steam needs to be open pops up and the game closes. The game also runs just fine from Steam when Steam is in Offline Mode.

Does it run fine in Offline Mode for anyone else with the "Game Unavailable" problem, or is my situation slightly different?

Just tried L4D2 on my laptop (also Windows 7 64-bit) because I know for a fact that I've been able to play it on there before and it works fine in Online Mode.
The only difference was that I'm on Beta Updates on the laptop. Tried using the Beta Update on my PC, still no luck.

Also, other Source Engine games (Portal 1&2, HL2 & Eps etc.) seem to have no trouble at all. It's just the games that are designed primarily for online play.

Also, L4D2 runs when I add it to Steam as a non-Steam game, but with "-insecure" as a tag so I can't join VAC Secured servers.

This seems to be some issue between Steam and L4D2 when it's trying to go online.

I know you were all seriously worrying about this and trying to find a fix, but it's okay everyone, I fixed it!
The log for L4D2 was reporting checksum issues in sourceinit.dat, which is packaged in sourceinit.gcf. The solution? I renamed sourceinit.gcf and L4D2 redownloaded it when I booted it up next time.

Renamed sourceinit.gcf to ?? Plz help..

I just renamed it to sourceinitOLD.gcf so steam couldn't find it and had to redownload a working version. Hope this helps!

THANKS!!!! Tav73 - Finally a solution that worked after days of troubleshooting and reading forums, this is the only one that fixed this particular issue...
