Racial hate: abyssals and elementals
Is it possible to keep these two in the same building and not have it negatively effect that race's opinion of the devil? I have the ultimate elemental/demi human and I want to unlock the ultimate demon/abyssal but I get scared off by the words "I really hate abyssal/elementals/demons/demi humans" when I invite a new resident into my building.

Is it possible to keep them in the same building or will I end up having to boot out their rival race to make way for them?

You could always start a new game. It is great that the game has twelve save files, because you can divide them up wonderfully! (Demi-humans+Elementals, Demihumans+Abysslas, and Demons+whatever works could get you familiar with what you like, then one save with your best combo. That leaves enough room for each to have a backup save!

I don't think you're meant to be able to get every achievement on a single playthrough of the game.

You can get every achievement in one playthrough but it means evicting half your tenants.

Tested this in a no-eviction run~ I managed to have 2 elementals [flowers + fire types] as well as an abyssal family [fishies], all at pleased or ecstatic with the room, and very happy rating with the devil too: got up to lev 4 elementals and lev 3 abyssals interested, before I finished that game.
However ~ it cost having near maximum level room furnishings, minimum rent, and multiple shrines / lonely flowers in each room.
In conclusion: Yes, it is possible, but a bit of a waste of resources.

You're not going to get every achievement on a single playthrough. I've yet to think of a proper strategy to let no one die on my watch.

You're incredibly selective in what you allow in, you realise you only need for a type to show up, it doesn't need to move in to count toward the type achievements and you lowball your apartment building for a very long time to breed super godly zombies and whatever you want to dps with. You can do it all in one go, it's just a massive waste of time.
