Games runing slow

Hello guys My game keep lagging an it ben Disconnecting me from the servers an it take a long time to load an my other game (Rage) it plays smooth then out of no wer it free for 5 or 10 sec then it plays smooth again then it freeze..how can i fix that i just spent 20 on these games....
